Ricardo Menéndez: New housing projects must respect soil conditions

The recovery process of areas affected by the double earthquake and new housing projects must be planned based on soil conditions, geography and urban planning regulations, said Planning Minister Ricardo Menéndez.

Menéndez, as reported by the Venezuelan News Agency (AVN), explained that the design of new housing developments must consider three aspects: the height of the buildings, the urban density and the geomorphological conditions of the terrain.

“There are at least three important things to take into account: the height of the buildings, the density from the point of view of the buildings and what the geomorphological positions are going to be, the characteristics of the land where it can be built and what uses should be allowed in each of them,” he said.

In this regard, he recalled that each type of land use, tourist, residential or commercial, responds to specific characteristics, so he insisted on the need to establish and respect adequate zoning.

“What is clear is that there has to be a zoning and that zoning has to be respected, it has to be fulfilled, so that we have a space for harmonious growth,” he said.

He also stressed that reconstruction must contemplate not only technical aspects, but also support affected communities, taking into consideration the grief and roots of families during the process of urban transformation.

The authority stressed that the priority is to develop housing on risk-free land, with the objective of guaranteeing safe spaces for the population and laying the foundations for the country's future development.
